Attend pre job bid meeting with Owner. This would occur at the time all Contractors were present. Suggest all communication between Owner and Bidders be done by email, with all involved copied.

Attend pre job union assignment meetings. In many cases it is best to meet with the labor unions for assignments of the work involved in the Scope. This is a time well spent getting to know business agents and learning about their unions and their member qualifications.

Perform Refractory and/or Fireproofing take off from the customer's drawings. This is critical time to qualify the bid by marking up the drawings with agreed upon quantities, areas, depths, size, etc. Plan on providing the Owner and the Refractory Inspection Co. with a copy.

Estimate labor types, manpower, man hours, man days, and length of project. The Owner will require all this information for the Shutdown bar charts hanging in the meeting room.

Furnish labor unions' wage and fringe benefit packages. Not only does the Refractory Contractor need this information, but the Owner may require it to audit a time and material contract, but also a not to exceed contract.

Estimate material types, quality, quantities, and cost. Furnish Tech Data and MSDS Sheets. Engineering is going to require documentation as to the material used in various units. It is best to receive Owner approval of all materials used. My responsibility here is to research the correct material to use, how much will be required, and what is the best price. This includes the cost of the manufacturers pre shipping tests performed on the materials per Owner's specifications.

Perform inspection of all the contractor's personnel installing the refractory materials. Assure that all refractory installations are performed according to the manufacturer's recommended procedures, as well as acceptable refinery practices.

Estimate freight costs to the Owner's site. There are wide differences in freight costs. Logistics can get very important if extra material or equipment is needed ASAP. How flexible are the freight companies and drivers to meet your requirements?

Furnish list of rental equipment and pricing. Securing best pricing, delivery, maintenance, and availability all add up to a successful and less strenuous Shutdown for all. Scaffolding and large equipment rentals have to be inspected daily and tagged.

Furnish list of required company owned tools and equipment. Can they be inspected and placed in compliance with the Owner's equipment safety protocol?

Furnish subcontractor pricing and manpower for completing scope(s) of work not provided by you, i.e. scaffolding, sandblasting, wielding, complete debris services, refractory dryout, etc.

Provide professional write up of the refractory work at the conclusion of TIU. The write up is not meant to illuminate any wrongs, but to furnish Owner/Contractor a record of the refractory installations (material quantities, qualities, and labor required to install) for future reference.
